What a final inspection actually looks at outside
Exit inspections aren't a gardening exam. The agent is comparing the property to the ingoing condition report and looking for signs it hasn't been cared for. Knowing what's on that list takes most of the worry out of it.
Almost every garden note on an exit report comes down to four things: grass height, weeds, overgrowth pushing past its boundaries, and debris left behind. None of them are hard to fix. They just need to be done properly and, ideally, at the right point in your moving week — after the garden's last growth spurt but before the inspection, not three weeks before when it will grow back.
The standard you're being held to is the condition the garden was in when you moved in — fair wear and tear excepted. That's an important distinction and it works in your favour. You're not expected to improve the garden, replace a tree that died of old age, or fix irrigation that was already failing. You are expected to hand back lawns cut, beds weeded, hedges within their lines and no rubbish left on site.
Where tenants lose money is rarely the work itself and usually the timing. A lawn cut a fortnight before a February inspection is knee-deep again by the day. Green waste left in council bins gets noted, and if the bins are full the next collection may not come before handover. An agent then arranges the work themselves at short notice and deducts it from the bond — almost always at a higher price than booking it yourself.
For landlords and property managers, the same logic runs in reverse. A garden reset between tenancies presents far better in listing photos, shortens vacancy, and stops one tenant's neglect becoming the next tenant's ingoing baseline. It's also much cheaper than letting a yard slide for two or three tenancies and then paying for a full recovery.

Two narrow courtyard beds had been overrun by weeds and creeping growth, with clippings and debris scattered across the paving.
The beds were cleared by hand so the roots came out with the weeds rather than snapping off at the surface. The brick edging was uncovered and reset, the soil turned over and levelled, and the paving swept down before we left. The bed is now a clean planting base, not something the owner has to fight every few weeks.
